Away from the beeping horns and the hustle and bustle of life……There’s buzzing bees, tall trees and a whole world of wildlife waiting for you. This is the Ultimate stress-free staycation. Set within a peaceful location within Kinrara Estate only stone’s throw from Aviemore, fabulously located to explore the Cairngorms.
From a deck overlooking fields you can study the Cairngorms in the distance with a glass in hand or relax in the hot tub for a night of stargazing. The Roost has underfloor heating and a log burner for cosy nights and guests can enjoy the dramatic weather through the huge glass window with a wee dram.
The private decking area outside with seating and hot tub would have to be your first port of call. Jump in with a glass of fizz soak in the view. You won’t find any Wi-Fi here (although there is 4G mobile signal), so switch off, relax and spend some quality time with a loved one.
The Roost has been cleverly designed and features everything you could need for a wonderful stay. This includes a well-equipped kitchenette with ceramic hobs, fridge, toaster, microwave, cookware and crockery, ideal for preparing breakfast or whipping up a light lunch. A super comfortable, king size bed awaits when it’s time to sleep, and there is an ensuite shower room with a hot shower, flushing toilet and washbasin. A small but efficient woodburning stove keeps the Roost warm throughout the year. Outside there is a private fenced garden, the best place to take in the woodland vistas. Here you’ll find the hot tub, as well as a table and chairs for outdoor dining and chairs to lie back and relax under the stars.
(Situated just behind ‘Stag’s Hide’, allowing both properties to be used together accomodating 6. Each has its own independent and private space)
Local Area
Aviemore is just along the road with all the shops you may need for supplies as well as plenty of bars, cafe's and restaurants for your holiday.
For the more adventurous why not go Zip Trecking through the pine forests at the Alvie Estate Adventure Park or quad biking through the woods at Rothiemurchas.
Aviemore is a well know and popular destination with beautiful scenery and an abundance of things to do for all ages. It is close proximity to the secluded lochs and beaches, ancient forest, mountain trails and ski runs of the surrounding parkland. Enchanting forests and cycle trails and the area is popular with winter sports enthusiasts due to its close proximity to the Cairngorm Mountains.
The Highland Wildlife Part is not far south from Kinrara and is a very popular with all families. You will see a variety of animals from Scottish Wildlife to Mountain and Tundra.
This is an amazing area full of activity for those looking for adventure or if you are just looking to relax in peace and quiet there are many places that you can enjoy.

The Roost is strictly a none smoking property.
Dogs are welcome to stay (1 dog policy) £15 charge per stay, but please be respectful and don't allow them on the furniture, let them enjoy the garden and be sure to clean up after them. There are lots of great walks in the area and we want your pooches to enjoy their holiday too.
The hot tub will be checked 3x weekly and grass is cut weekly, therefore you may see our maintenance people at some point during your stay.
May we ask that when you leave you do the following for COVID clean compliance;
Please leave all crockery clean and stored.
Please also put all linen and towels in bags provided when you leave.
